 AGREEMENT OF TENANCY(Rent)

 

This Agreement of Tenancy is made at Karachi, on this _____ day of __________ 2022


 

Between

 

________________________________________________________________, holding National Identity Card No. _____________________, Muslim, adult,  resident of_______________________________________________________ _______________________,   hereinafter called Owner Party of the One Part:

 

And

 

________________________________________________________________, holding National Identity Card No. _____________________, Muslim, adult,  resident of_______________________________________________________ ______________________, hereinafter called  the Tenant Party of the Other Part:

executors, administrators, successors, and assigns)

 

Witnesseth As Under:

 

Whereas the Owner is the sole and absolute Owner of a __________________

hereinafter called the “SAID PREMISES”.

1.       That the Tenant has Deposited a sum of Rs.____________/- (Rupees ________________________ Only)  which will be treated as Fixed Security Deposit Money زر ضــمانت, refundable to the Tenant at the time of entire vacation of the SAID PREMISES (without interest) after deducting dues, damages, charges, if any.

 

2.       That the Tenant ­has paid ______ Month(s) Advance Rent to the Owner Rs.____________/- (Rupees _______________________________________ Only), which will be adjustable in rent.

 

 

3.       That the Owner has handed over the vacant peaceful possession of the SAID PREMISES to the Tenant with all necessary fitting & fixtures hence this Agreement Of Tenancy, shall come into force with effect from  ____________  to ______________ and shall be valid for eleven (11) months only.

 

4.       That the Tenant shall use the said premises for his/her own {RESIDENTIAL COMMERCIAL PURPOSE}, and shall not sub-let the “Said Premises” to any other person(s) or any portion thereof to anybody else under any circumstances, and the tenant will not store any hazardous article which may be explosive or flammable.

 

5.       That the Tenant would pay the Electricity Bill according to Meter/Sub-Meter No.____________________ reading _________________ as on dated.______________ , Sui-Gas Bill according to Meter/Sub-Meter No.____________________ reading _________________ as on dated.______________ and Tenant shall pay maintenance/Union Water Tanker Charges (if any) to the Owner/concerned authorities, telephone bill (if any)  and after payment of all utility bills in original to be handed over to the Owner on each and every month and the   Owner shall pay all Government Taxes/Cantonment Board Charges, Property Taxes, etc., from his/her own sources and own expenses.

 

6        That the Tenant shall pay the Monthly Rent to the Owner by ___th day of each month in advance according to the English Calendar.

 

7.       That the Tenant shall not make any alteration addition, etc., of any kind in the SAID PREMISES, any damage, to fitting & fixtures, etc. would be payable by the Tenant at full cost.

 

8.       That if the Owner wants to get the SAID PREMISES” Vacated from the Tenant, he/she will have to give One month’s notice to the Tenant, and if the Tenant desires to vacate the SAID PREMISES then he/she will serve One month’s notice to the Owner.

 

9.       That the Tenant will be ejected from the SAID PREMISES if he/she fails to pay the Monthly Rent for continuously Two (2) months on the notice of fifteen (15) days from the Owner.

 

10.     That The Tenant shall provide police verification at his own source and expense.

 

11.     That this Agreement of Tenancy can be renewed by mutual consent of both the parties for a further eleven (11) months and ____% monthly rent shall be enhanced after eleven months.

 

 

12.     That the Tenant has allowed to the Owner to inspect the demised premises at any reasonable time of the day with prior appointment.
